Specialist build-to-rent developer PlaceFirst has launched marketing of their latest PRS development in the West End of Morecambe, Lancashire.
West End One is a collection of 51 unique houses and apartments clustered around a central, landscaped courtyard. The new homes have been created through innovative remodelling of 27 former guesthouses and, when completed, will offer a choice of one, two, three, and four bedroom homes. All homes will be available for private rent with PlaceFirst who design, build, and manage a growing portfolio of high quality, fair value homes.
The £5.5m project is the first phase of a two phase development that will see over 50 empty, former guesthouses transformed into modern, energy efficient family homes. The project is being delivered in partnership with Lancaster City Council.
PlaceFirst commenced work on site in May and confirm the first homes should be ready for customers to move into by December 2015. The first release of homes will be 10 four-bedroom houses on Westminster Road. The spacious family homes have a fresh, modern interior, whilst the Victorian street fronts have been restored to preserve the heritage of the wider West End neighbourhood. Each property includes a private garden or terrace, and a first floor terrace overlooking the new landscaped courtyard. The four-bedroom homes can be rented for £743 p.c.m on a standard 12-month Assured Shorthold Tenancy which customers can renew with no charge.
Market interest in the four bedroom houses prior to their launch has been very strong, with PlaceFirst reporting over 50 registers of interest for the 10 four-bedroom properties available in the first release.
Following the completion of the four-bedroom houses, PlaceFirst’s next release of homes is anticipated by Spring 2016 and includes a mix of one, two, and three-bedroom apartments. Full completion of West End One is scheduled for Summer 2016.
